Portview were appointed as the main contractor for the fit-out of 35 King Street, transforming a Grade II listed building into the Audemars Piguet Town House Manchester, known by the client as AP House. This prestigious project created a bespoke, multi-level experience space that reflects Audemars Piguet’s heritage of precision, craftsmanship, and understated luxury.

Commissioned directly by Audemars Piguet the project was designed by Johnson Pinney Architect.
Portview managed the works from initial strip-out through detailed design coordination and construction, collaborating closely with specialist subcontractors to realise the architect’s refined vision within a challenging programme.
The 700m² scheme involved a full interior transformation, including the installation of a striking feature staircase finished in antique bronze metalwork. This curved solid staircase forms the architectural centrepiece of the space, flowing from the Ground to Second Floor with a continuous balustrade that visually and physically connects each level.
The fit-out included reception and display areas, a bar, dining room, kitchen, music room, games room, and terrace, each space crafted to provide an intimate and luxurious environment for guests.
The design celebrates material richness and precision detailing, reflecting the artistry of Audemars Piguet’s timepieces.
Architectural highlights include raft ceilings with curved sections aligning precisely with existing wall geometries, and refined shadow gaps around portals, doors, and skirtings to create seamless transitions. A glass screen to the entrance foyer, incorporating fret-cut Audemars Piguet panels front and back, establishes a dramatic focal point and reinforces the brand’s identity.

External works included repointing to the front brick façade and the installation of secondary security glazing at ground floor level, preserving the building’s listed character while meeting modern performance standards. Bespoke security door sets were designed, fabricated, and finished in a matching antique bronze spray, ensuring aesthetic consistency across all secure zones.
Portview delivered within programme and to an exceptional standard. The project overcame tight deadlines and listed building constraints to deliver a space that perfectly embodies the brand’s craftsmanship and contemporary design ethos.
